Deerfield Vacation Rentals is a full service property management company for vacation rental homes and condos. We are a family owned and operated company dedicated to guest services as well as homeowner relations. We are well known in the industry and on Norris Lake. Our company is well trusted by homeowners and guests due to the hard-working staff and dedication of all of our team members. It is our mission to inspire family vacation memories that will last a lifetime. Our ultimate goal is to give our guests and homeowners personal service and attention. The rental company was started at Deerfield Resort with one home. Since that time, the company has expanded and grown tremendously with over 30 properties spread across Norris Lake. Over the years, we have prided ourselves in accepting and continuing to represent the best in Deerfield and the surrounding areas. Our homeowners must have the same commitment as the company to ensure our guests have what they need in a home as well as maintaining and keeping the homes updated and current. We provide the latest technology and marketing strategies of the larger companies while giving you that familiar family and small company flavor. We specialize in vacation rental properties located all over Norris Lake.

Deerfield Vacation Rentals is here to provide you exceptional service. It is our priority to make sure your vacation rental is properly maintained and pristine for your arrival. We want to ensure you and your family have a stress-free, fun filled, memorable vacation. We would be honored to assist you in finding a property that accommodates you and your family's needs whether it be a lake front condo, lake front home, lake view condo, lake view home ranging from 2 bedrooms - 8 bedrooms. All of our properties are key less entry so there is no fear of losing keys to your rental, only remembering your code for access. Almost all of our rental homes includes a way to store your boat whether it be a private dock (covered or uncovered.) to a boat slip (covered or uncovered.) conveniently located nearby. If your rental does not include a way to store your boat, no fear we have boat slips available for rent to keep you covered. (Located in Deerfield. If you are staying in a property outside of Deerfield and do not have a slip included we can reference you to a nearby marina who may be able to help.) If you do not own a boat and are wanting to get your "boating on", we have several recommendations for boat rentals and would be more than happy to connect you with them to certify that you get the full Norris Lake experience. We want to create a vacation that makes you love Norris Lake as much as we do. It is important to us that we make sure your vacation is enjoyable for all involved. Our goal is to ensure that when you depart Norris Lake you want to continue coming back to see us year after year.

Of course we could not do this without you, which is why we have several policies in place to preserve our homes from guest to guest. Below is a slight overview of those policies, more information upon completing reservation.


Our Cancellation Policy:

If guest decides to cancel a reservation, the policy is as follows:

  •         90+ days prior to check in day: Full refund excluding the booking fee. (Booking fee varies per property.)
  •         89 - 60 days prior to check in day: 1/2 refund back, excluding the booking fee.
  •         59 < days prior to check in day: Nonrefundable, all payment is forfeited.
  •         No refunds for holidays unless canceled by DVR in off season due to inclement weather. 

Security deposits policy:

  •       Security deposits are not charged to cards initially. Security deposits are "holds" on tenant’s (guest making reservation) card worth 1 nights stay at rental property.
  •       After tenant's departure a thorough inspection/walk through is done. If there are no charges to telephone or satellite service, no excessive trash and/or loose trash, excessive cleaning to unit needed, and property is left without damages or loss of inventory items, the hold for the security deposit on card is released. If there are charges to telephone or satellite service, excessive trash and/or loose trash, excessive cleaning to unit needed and property is left with damages or loss of inventory items, the hold for security deposit on card is charged and processed. 


Starter supplies are limited, not replenished, and may not be sufficient for full length of visit.

 
  Starter supplies include:

    • 1 roll of toilet paper for each bathroom
    • 1 roll of paper towels
    • 1 trash can liner per trash can
    • 1 sample of liquid dish soap.

It is guest’s responsibility to bring dish tabs in order to wash dishes in dishwasher to follow departure instructions. DO NOT FORGET YOUR TOWELS! WE DO NOT SUPPLY TOWELS!

Pets, fireworks, house parties, destructive or obnoxious behavior will result in immediate removal from unit with NO REFUND.

Tenant (guest making reservation) agrees to indemnify the owner and DVR for all damages to equipment, furnishings, and premises if costs are above security deposit.  DVR will file charges for any theft or criminal abuse.  Any damages occurring during the occupancy (excluding normal wear and tear) will be the responsibility of the tenant.  It is the responsibility of the tenant to inform the office of any mechanical failures occurring during stay.

Check-Out Instructions:

  • Call the rental office upon departure at 10AM. Minimum of $75 when property has not been vacated by 10 A.M. 
  • All garbage must be in plastic bags, tied and placed in appropriate areas. All bins are checked before and after stays. Do not place loose trash in outside cans or bins. Charges will be deducted for excess trash left in or outside of unit, loose trash, or bags weighing over 15 lbs. ~There is a $75 charge for neglected trash. 
  • Dishes must be washed and placed back in their proper area - dishes, pots & pans, silverware, etc. OR have in the dishwasher running upon departure. Remove all food items and unplug coffee maker. NEVER PLACE DIRTY OR RINSED DISHES BACK IN CABINET
  • Turn thermostat to 75°cool (summer), 55°heat (winter) – fan can be left in the “on” position
  • Turn off all lights. Lock all doors and windows. Do not leave codes in unit
  • It is the guest’s responsibility to clean the grill upon departure. All grills are inspected before and after each stay. A $50 Grill fee will be charged if grill is not cleaned.


  • Cleaning Fee does not include excessive cleaning. We expect units to be left in a reasonable state upon your departure. 


    (This information will be included in your paperwork for rental and you will have to sign and initial to confirm that you have acknowledged and understand these policies.)
